1. Prepare the commercial file
It all starts with a clear brief, which the sales team and buyers understand effortlessly:
- the lot grid : typology, floor, surface area, orientation, price, status (available, reserved, sold);
- the plans of each typology and the ground plan;
- the service instructions : kitchen, floors, joinery, air conditioning, elevator, parking, box;
- the schedule : delivery date or immediate availability;
- the legal documents that the buyer will request: title, building authorization, residence permit when it is issued;
- the conditions of sale : reservation, deadline, possible banking partners.
2. Set and present prices
The price must be consistent with the competing offer in the sector and with the quality of the program. A readable grid, per batch, avoids back and forth. Remember to distinguish “top” lots from premium lots (high floors, terraces, duplexes) and update the grid as soon as a lot is reserved.
3. Produce quality media
Buyers compare online first. Professional photos (or perspectives if the program is in progress), a short video, a visit to a model apartment and a sheet by typology make a real difference. Each sheet must indicate surface area, floor, services and price, as on our new studio and new duplex sheets from Mers Sultan.
4. Broadcast on multiple channels
A single channel is not enough. We recommend combining:
- a page dedicated to the program on a trusted site;
- major portals and ad sites;
- social networks, with short video formats;
- word of mouth and the agent network;
- the on-site panel and sales office.
Each channel must refer to a single contact (phone, WhatsApp , form) so as not to lose any request.
5. Qualify contacts
Not all requests have the same value. Rapid qualification (budget, desired typology, financing, deadline, residence in Morocco or abroad) makes it possible to concentrate visits on buyers who are really ready and to adapt the message to each profile.
6. Organize visits and follow-up
Set regular viewing slots, prepare a model apartment or representative lot, and follow up with each visitor in the days that follow. A shared tracking table (contact, batch of interest, step, next action) gives the promoter a clear view of progress.
7. Measure and adjust
Every week, look at which channels generate requests, which types leave the fastest and which objections come back. This information is used to adjust prices, media or distribution before stock stagnates.
Common errors
- Wait until the end of the project to prepare the commercial materials.
- Publish prospects without plans or surfaces: buyers want to compare.
- Multiply contact numbers depending on the channels, at the risk of losing requests.
- Leaving already reserved lots online, which disappoints buyers and harms credibility.
- Do not follow up with visitors: a large part of the decisions are made after the second contact.
The case of Moroccans living abroad
MREs often represent a significant portion of new home buyers. They need complete remote support (video, plans, instructions), a contact person who can be reached on WhatsApp despite the time difference, and clear information on the purchasing and financing stages. Planning these elements from the launch facilitates remote reservations.
