Why have your property valued before putting it up for sale or rental?
Many owners set their prices based on ads seen online. The problem is that a displayed price is not a price obtained: some ads remain online for months precisely because they are too expensive. A serious estimate starts from the real property, its condition and its environment, and gives a realistic range.
A good estimate also helps you decide: sell or rent, do some work beforehand or sell as is, publish right away or wait.
The criteria that determine the value of a property in Casablanca
- The location : the neighborhood, but also the street, proximity to schools, shops and roads. Two properties in the same neighborhood can have different values.
- The surface area and its distribution : living space, balconies, terrace, number of bedrooms.
- The floor and the elevator : a high floor without an elevator weighs on the value; with elevator, the view and brightness become assets.
- Condition and equipment : equipped kitchen, air conditioning, recent bathroom, joinery.
- The building : age, maintenance of common areas, security, parking.
- The legal situation : land title, compliance, situation of the co-ownership.
- For land : zoning, authorized height, configuration (corner, facades), subdivision status.
The PDH method in 4 steps
- First exchange. You describe the property to us by telephone, WhatsApp or via the pdh.ma “Entrust us with your property” form: type, neighborhood, surface area, floor, condition, project (sale or rental).
- Visit to the property. We come to see the property to appreciate what an advert does not show: brightness, noise, real condition, common areas.
- Analysis. We compare your property with similar properties in the sector, offered or recently marketed, taking into account their differences.
- Restitution. We give you a reasoned range, with the strong points to highlight and the possible obstacles to address. The estimate is free and does not commit you to anything.
Documents to prepare
- The land title or a copy, and the certificate of ownership if you have it.
- The plans or, failing that, the exact surface.
- For an apartment: information on co-ownership and charges.
- For land: the town planning information note and the subdivision plan.
- Some recent photos, useful from the first exchange.
Mistakes to avoid
- Set the price based on a single ad or based on the price paid several years ago.
- Add to the price the cost of work that does not meet buyers' expectations.
- Posting without quality photos: the first impression is played out online.
- Leaving an overpriced ad online for too long: a property “seen and reviewed” then trades lower.
- Forgetting the documents: an incomplete file delays the sale when signing.
Estimate for rental
For a rental, we estimate the rent using the same logic and we advise you on the choice between unfurnished and furnished rentals, on the amount of the deposit and on the equipment that makes the difference. Our checklist for renting a furnished studio in Casablanca presents the tenants' point of view.
After the estimate
If you decide to entrust us with your property, we take careful photos, write a detailed ad, publish it on pdh.ma and broadcast it on our channels. Requests are qualified before each visit. Our current properties, such as the new studio in Mers Sultan or the R+3 land in Berrechid , show the level of detail in our files.
We operate everywhere in Casablanca, notably in Maarif , Mers Sultan and Sidi Maarouf , as well as in Berrechid and the rest of Morocco. Promoter? Consult our promoter offer .
