1. Define your budget and your needs
Before looking, set your monthly budget including everything: rent, possible charges, electricity, water, internet. Also plan the amount to be paid upon entry, generally a deposit of one to several months' rent, depending on the lessor.
Then specify the duration: long-term rental (lease of one year or more) or shorter stay. The conditions, and often the rent, are not the same.
2. Choose the neighborhood
In Casablanca, the neighborhood matters as much as the studio itself. Think about your daily commute to work or university, transportation and parking.
- Maarif : central, commercial and lively, ideal for living without a car.
- Mers Sultan : also central, close to the city center, with recent buildings.
- Sidi Maarouf : practical if you work in the business center in the south of the city.
3. Check the ad before traveling
A serious advertisement indicates the surface area, the floor, the presence of an elevator, the equipment, the rent and the deposit. Ask for additional photos if necessary, and be wary of ads with abnormally low rent or where the advertiser asks for payment before the visit.
4. The visit: what to look at
- The furniture : bed, storage, sofa, table: is everything in good condition and sufficient?
- The kitchen : hob, refrigerator, oven or microwave, hood, dishes.
- The bathroom : pressure and hot water, ventilation, traces of humidity.
- Air conditioning and heating: try them.
- Light and noise : visit if possible at the time when you will be at home.
- The building : elevator, concierge, security of access, cleanliness of common areas.
- Parking : parking space included or not.
5. Lease and inventory
The lease must specify the identity of the parties, the address, the rent, the deposit, the duration, the distribution of charges and the notice conditions. For furnished accommodation, require a written inventory of furniture and equipment, and an inspection inventory , ideally with dated photos. It is this document that will protect your deposit initially.
6. Documents to prepare
The lessor generally asks for an identity document (CIN or passport) and proof of income or a work certificate. Les étudiants peuvent avoir besoin d'un garant. Having these documents ready allows you to quickly reserve a studio you like.
Traps to avoid
- Pay a sum before having visited the studio and seen the lessor or his agent.
- Sign without inventory, or with a vague inventory (“miscellaneous furniture”).
- Do not specify who pays for water, electricity, internet and the trustee.
- Accepting a damp or poorly ventilated studio thinking that “it will pass”.
- Forget to ask for a receipt for the deposit and each rent paid.
7. Handing over the keys
